Semi-custom

Start with an available plan

A semi-custom home starts with one of our available plans and allows approved layout and finish selections. Options depend on the property, engineering, building-code requirements and construction stage. Changes affecting price or schedule must be documented and approved in writing.

Site work

Clearing, grading, driveway and septic

If the property needs clearing, grading, driveway work or septic installation, our affiliated site-work company can provide a separate evaluation and proposal. Site conditions, required approvals, scope, pricing and the contracting entity are confirmed in writing before work begins. Septic work is subject to site suitability, system design and county approval.

Pricing

How pricing works

Early budget ranges are planning estimates, not final contract prices.
Final pricing depends on approved plans, site conditions, specifications and selections.
The written agreement identifies inclusions, exclusions, allowances and payment terms.
An allowance is a budgeted amount for an item not finally selected when the agreement is signed.
Changes affecting price or schedule require a written change order.
